Best ways to get your home ready for sale in Canada

There are plenty of ways to get your home market-ready. But before you list your house there are a few things to keep in mind that will make it easier for you later on down the line.

These are probably things that good real estate agencies, such as Grand Valley realtors, will tell you when they visit your home for the first time, but it’s always good to get ahead of the game when it comes to getting your home listed and inviting buyers into your home.

Here are three of the best ways you can do to prepare for selling your house, as well as increasing the speed of the purchase.

#1 Highlight the key features of your property

Every house has its upsides and its downsides. It’s good to accept this early on in the selling process to make your property seem more genuine to buyers. But when it comes to your property’s key features, you’ll need to show these off.

The features that a buyer is generally more interested in than most other areas of the house are the kitchen, the living room, and the master bedroom. In some locations, the bathroom can make or break a deal too, so it’s good to keep these in mind. Take extra special care of these elements of your house, and make sure your photographer takes lots of pictures of this room from many angles.

Another thing to establish is any curiosities your house may have. These might be architectural features, such as high ceilings, ceiling roses, or wooden beams running throughout the property. This helps the buyers understand the house’s history and personality, and can be a major selling point for many buyers. Ensure your photographer gets some photographs of these too, so you can put them in your listed features.

#2 Increase your curb appeal

A buyer must feel like they can move into your house the very next day. This doesn’t just apply to the inside of the house, but it applies to the presentation of the outside of the house too. Making sure the outside of your house is clean, your front yard is well maintained and colorful, and your drive, if you have one, is well washed and clear can help persuade buyers to purchase your property.

Replace your fence, plant some more flowers, repaint the outside of your house, make it look fresher, cleaner, and newer. People are more likely to like the inside if they like the outside, and if the outside looks bad, they’re more likely to hold that against your home.

#3 Stage the interior of your house

Although staging can be very expensive, it has positive results. Homes with staged interiors tend to sell on average, 18 days faster, and can sell for thousands more, too.

Staging requires a complete redo of your home’s interior, with new wall paint and furniture. This can be a good option if you are looking to sell fast.
